What this tool does

Per-tenant ledger

Every charge, payment and credit for a tenancy on one statement, oldest first, with the running balance beside each line.

Rent schedule

The full rent plan from the tenancy agreement, with the opening period shown as gross rent, holding deposit offset and the net actually payable.

Charges when they fall due

A period is charged once its due date arrives and never before, so the ledger shows what is genuinely owed rather than a year billed in advance.

Bank reconciliation

Rent receipts from the bank feed are matched to the tenant who paid, with part payments split across the months they settle.

Holding deposit carried forward

Where a holding deposit is larger than the first rent, the remainder becomes a credit that offsets the following months until it is used up.

Arrears by age

Outstanding balances banded by how overdue they are, so a tenant a week late and one two months late are never treated the same.

Corrections that leave a trail

Nothing is edited away. A correction posts as its own reversing entry, so the statement always shows what happened as well as where it ended up.
